Any edit to walls, ceilings, floors, windows, doors, frames, built-ins, or the room's overall geometry. Adding or removing furniture, rugs, art, plants, or decor is not a structural change — it's staging. The line matters because most MLS, NAR, and state-level rules forbid structural edits on listing photos without disclosure.

No. Even with a custom prompt, the model is constrained to non-structural edits. If you need to preview a renovation, that's a different workflow (we offer it under /renovation) and the output is labeled as a renovation visualization, not as a staging photo. Mixing the two is exactly what gets agents in trouble.

MLSs treat misrepresentation as a serious offense — and structural fakery is the most common form. A photo that shows a wall that isn't there, a window that doesn't open onto what it appears to, or a fireplace that's been digitally added invites complaint, removal, and in some states regulatory action. Preserving structure means the photo can't be challenged on that basis.

Most AI staging tools let the model rewrite anything — including walls and windows — because they're optimizing for "looks great." Edensign optimizes for "looks great AND is the same property."
